Mountain Vistas Property Owners Association Board Meeting - August 5, 2026 2PM Minutes

The meeting was called to order at 2pm August 8, 2026.

OAicer Selection The Board agreed on the following:

Financial Update Linda Raiford presented the end of fiscal year 2026 balance to be $5.08. This small sum indicates the necessity of the recent dues increase. The $1000 assessment is held in reserve to cover major expenses not covered in the operating fund. Homeowner fees and assessment fees are maintained in separate MVPOA bank accounts to avoid co-mingling of monies.

Work Order Update Bob Kiley provided an accounting of 2026 work orders (WO). Of 20 WOs this year, 17 are completed. The 3 remaining are: WO79a - painting all units for 770-774 Country Club Dr. Estimated cost is $17k. WO84 and WO85 - repair of dry rot at 38 and 54 Plum Tree Ln. Bob is waiting for additional estimates from vendors. Work on all three orders are on hold due to persistent wet weather. They will be scheduled once the weather is suAiciently dry.

Mountain Vistas Property Owners Association Board Meeting - August 5, 2026 2PM Minutes Communication Opportunities

The Board agreed that increasing association meetings to quarterly would provide more frequent opportunities to share the business of the association. At the end of each meeting, the Board will have an open forum available to Members. All meetings are open to every association member. A reminder message with tentative agenda, time, date and location will be provided in advance. Any item requested to be placed on the agenda will need to be emailed to the board 2 weeks prior to the meeting.

Board Meeting Schedule: The Quarterly Board Meetings are on the following dates: November 4, 2026, February 3, 2027, May 5, 2027, and August 4, 2027. All meetings are at 2 PM.

The search is in its early stages with an initial focus on guidance regarding rentals, liens and hardships and MVOPA’s covenants/bylaws.
